Achieving Top rent for your property no doubt depends on a lot of factors. One critical factor among many that professional landlords often agree unanimously as an essential ingredient is the power of "first impressions".

Well presented properties usually achieve top market rent and also tend to attract the best quality tenants. This not only adds up to a higher investment return but leads to an increased value of the property itself, together with fact that it will experience fewer and shorter vacancy periods.  There are tenants who want to save money and are happy to live in a property that is not in first class condition. Try to paint your rental properties in light, neutral colours as strong colours may not necessarily be to your potential tenants taste.  You want your potential tenants to see your property as a blank but warm canvas.  A place where they can have their own nest, return to at the end of a hard days work and call home.

4. If your property is in a noisy area such as a main road, school or shopping centre – Try to arrange your inspection times to times when noise is at its lowest.  You need to be a savvy landlord. Tenants need to see your property at the best time of  the day for your property. If you have a property with a sunny garden. You try and invite prospective tenants during the day and off course...you show them the garden in its best state.


5. Get rid of odours that you may not notice but prospective tenants will, such as cigarette or pet smells. It may be worth having the carpets and curtains cleaned, neither of which is very expensive.  We all love things that smell nice...New cars with nice smelling interiors; new shoes smelling of new leather...Your tenants don’t want to feel like they are renting a second hand house...They  want to have a home!

6. Furniture in a property can make a big impact. If you want to increase the number of inquiries that you get, it may be worthwhile to hire good furniture for one day and get some professional photos taken. You will be able to use these photos every time you rent the property out - so even if your current tenant is very messy, the property will always be well presented in photographs. This strategy works well for all property types but is particularly successful with premium properties.
