Selecting The Wrong Agents to be in charge of renting out your property is just as dangerous as employing a cowboy contractor to work on your property.

You wouldn’t allow a roadside mechanic or cowboy near your brand new car which cost far less than most properties in the UK today. So why let cowboy agents near your property?

Agents differ in their ability, skill and experience and in this case size does not really matter.

The fact that you notice an agent displaying a number of regulatory badges such as Arla, Rics, Ukala or the fact that an agent has loads of fancy cars and a posh office should in no way cloud your judgement when you are selecting an agent to market your property.

You will find that some of the big time well known agency brands are not as effective as the hungry small ones that are willing to get you a tenant fast!

Also avoid the use of Estate Agents camouflaging as letting or management agents. What you need is an agent that specialises in letting a property when you want to rent out and one that specialises in management when you want peace of mind. After all you do not want a good DIY person to sort out your roofing just because he has the tools to do the job.

Majority of landlords often feel that an estate agent is the same as a management agent or letting agent. This is further from the truth; most estate agents are only trained salesmen and women. Lettings' is not their core business; Selling Properties is their core business and that is where they tend to concentrate their efforts and resources!

Landlords tend to believe the sales pitch of these so called agents probably because of the flashy cars and offices used by the agents (which might indicate success) and the list of latest gadgets these agents say they use to attract the tenants and how much they boast they spend on advertising in a year.

In most cases estate agents tend not to have a clue about the essentials of how to manage a property well but they advertise that they can let or manage a property.
